Anybody want 80 acres of rural land, complete with a five-bedroom luxury mansion, palatial grounds, a balcony and a deck, and horse stables – just 40 minutes from downtown Buffalo?

That’ll be $4.5 million, please. Oh, and add in the $22,693 in annual property taxes.

That’s the asking price for a 6,563-square-foot equestrian estate in Newstead that just went on the market.

The home is owned by Dr. Gwendolyn M. Cole-Hoover, a board-certified family doctor at Veterans Affairs Medical Center in Batavia who previously worked at Milliard Fillmore Hospital.

Built in 1995, the sprawling property at 7557 Greenbush Road features a manicured lawn, wooded grounds, an attached indoor arena and paddock, and a seven-stall horse barn, accessible through a private drive.

It’s located along an offshoot of Tonawanda Creek, has a lake stocked with yellow pike and trout, and includes a dock, as well as five riding trails that lead to the creek.

The property has apple and walnut trees, blackberry bushes, and hay and corn fields maintained by a farmer.

The two-story, tan stucco-and-wood front mansion has five bedrooms, three full bathrooms and two half-baths, plus a whirlpool tub. There’s a study, family room, living room, library, loft, office and in-law quarters.

There are two gas fireplaces and six wood-burning fireplaces, a patio and a balcony, a full walk-out basement, and a two-story atrium with a cathedral ceiling and skylights.

The home includes a central vacuum system, and there’s even an elevator.

The home is being marketed by Kathleen Saffire of RealtyUSA.
